About water:
1: Can the water of all faucets come out normally? Please turn on the taps one by one and observe whether the water pressure is normal.
2: After turning on the switch button of the water heater, is a screen of the water heater also lit up? It is necessary to distinguish whether the water heater is based on gas or electricity.If it is a gas water heater, turn on the faucet and check whether it ignites and produces hot water.If it is an electric water heater, you can check the set temperature and real-time temperature, and observe whether the real-time temperature rises within a period of time, and finally confirm that the hot water can flow out normally.
3: Is there hot water in the kitchen? (note: not all kitchens in Hangzhou have hot water.)
4: Is there a water purifier in the kitchen or the whole house? How often does the filter need to be changed? Which brand should I contact for replacement? (Some high-end apartments have water purifiers, please pay attention to whether and when you need to replace the filter element)
5: Are there any problems with water seepage and water leakage? Is there dripping under the kitchen sink? Is there any water seeping from the wall of the shower room?
6: Is there a water dispenser? Is there a phone no. for bottled water delivery? Do you need House Agent's help to get water for the first time? Do you know how to call for water in the future? (Agent can provide simple Chinese pinyin to help clients to get water by themselves)
7: Does the toilet flush normally? Is there any leak from the triangle valve at the back of the toilet?
8: Does the electric water heater has condensed water? If yes, how to drain the water (it is normal for some water heaters to have condensed water)
9: Whether the upper and lower water switch of the shower is normal. Whether the showerhead is in a fixed position or the height can be adjusted.
About electricity:
1: Where is the circuit breaker? Is translation needed to clarify the specific function of each switch of the circuit breaker?
2: Where is the electricity meter? Do you understand the difference in the unit price of peak-to-valley electricity and the time period of peak-to-valley electricity?
3: Check whether all the lights can be turned on? Special attention should be paid to the balcony lights and smoke exhaust ventilator lights. If there is a light that does not work, Should it be repaired or be recorded?
About gas:
1: Is the gas stove ignition normal?
2: How to change the battery of the gas stove?
3: Where is the gas meter?
4: Where is the gas valve and how to switch (It is open when parallel to the pipeline, it is close when perpendicular to the pipeline)
About household appliances:
1: Air conditioner cooling and heating test, you need to feel the temperature and intensity of the air blowing out by the air conditioner by your hand. (Please Feel it by yourself. Just seeing the light on is not enough to prove that the air conditioner is working)
2: Floor heating, you need to know how to turn on and off the floor heating, and how to report for repair if there is a problem
3: Are all remote controls there? Are all batteries installed? Can it all work? How many Remote controls are there? Can I throw away the useless remote control?
4: TV, Is the TV connected to the network, is it connected to the TV box, which button is for switching signals from different devices?
5: Does the washing machine have a drying function? If not, is there a drying rack on the balcony?
6: Is there a heater in the shower room, and can it work properly with warm air blowing out?
7: How to use the remote control switch of the smart toilet?
8: Are all electrical appliances powered and can they be turned on smoothly? Such as oven, microwave, smoke exhaust ventilator, etc.
About fees: rent, water, electricity and gas fees, property management fees, parking space management fees, internet fees:
1: Have water, electricity, and gas bills been settled before moving in? Have you checked the previous payment records? Did someone from the property company come to read the meters, and the record has been made in the handover list.
2: Is it clear how to pay for water, electricity, and gas?
3: About the rent invoice. Is it needed?
4: How, When, Whom to pay the rent?
About broadband and wifi, VPN router and network TVbox
1: Where is the location of the fiber Router? How many Wifi routers are there? Where is the location? (When there is a problem with the broadband, you can restart the fiber Router)
2: What MB is the internet, how to do the speed check, is it normal?
3: Is satellite TV or network Tv box needed? What channels does satellite TV have? What is the cost? What is the Installation Process?
4: Is there a VPN router?
About the community:
1: How to get a fitness club membership card? Monthly card? Year card? Single card? Family card? What are the facilities?
2: Where is the specific location and what is the phone number of the property management company? What is the building manager’s phone number or WeChat? Is there a manager who can speak English? Does the new Tenant need to go to the property company to do check-in and registration?
3: What are the facilities in the community? Opening hours of swimming pool (indoor or outdoor), tennis court, basketball court? What is the cost?
4: Where are the HIVE BOX cabinets and the Cainiao cabinets to Receive parcels?
5: Is there a phone number for waste collection?
6: Where is the garbage station? Does the garbage need to be sorted and when to put the garbage? Large garbage needs to be paid to be moved away.

About smooth entry and exit
1: Key and password: You Know how to use the code for the front door, can you change it? Does using the elevator require a card or a QR code? Is it face recognition, QR code, or card when entering and exiting the community?
2: Parking space: What is the parking space number? Who pays for the parking space management fee, what is the location of the parking?
3: How to get a Taxi, Didi, T3, etc
4: The Chinese and English address of the apartment, the zip code
5: Are there any visitor parking spaces? Where are they?
6: Have all the keys and door cards been handed over? Pay special attention to the key to the back door.
7: How many door keys are there? How many keys are there in the rooms? Balcony key? Do you have a mailbox key?
8: What to do if the key is lost? (Do you know the phone number of a locksmith nearby?)
About the contract:
1: Whether the rental contract and service agreement has been signed
2: Whether the House delivery checklist has been signed
3: Whether the copies of the real estate certificate, ID card, and passport are kept.
4: Whether the house improvements listed in the contract have been implemented. Such as sanitation, furniture replacement or addition, etc. (especially check the smoke exhaust ventilator, cabinet interior, bed basement, under the sofa, etc. that are not easy to be noticed for sanitation)
5: Whether the photo and video record of the whole house and the handover list is signed
Others:
1: The tenants need to register at the police station. You need to find out which police station it is. According to government regulations, tenants need to complete registration within 24 hours after moving in. People can choose to register on their own or pay PLUS agency for the registration service.
2: Make sure the drain on the balcony or terrace is not blocked by leaves or mud.
3: Make sure all the doors and windows can be closed and opened properly
4: Make sure all the doors of the cabinets, all drawers can be opened and closed properly?
5: If there are electric curtains, pay attention to the position of the remote control if it is fixed on the wall.
6:Pay attention to whether the floor drain has a smell, and whether there are bugs in the house

关于水:
1:所有水龙头打开以后都能正常出水吗?请逐一打开水龙头并且观察水压是否正常。
2:热水器的开关按钮打开后是否能点亮热水器的屏幕?要区分热水器是燃气热水器还是电热水器。
如果是燃气热水器,打开水龙头后检查是否点火并出热水。
如果是电热水器,可以检查设置温度和实时温度,并且观察一段时间内实时温度是否有上升,最后落实到热水能够正常流出。
3:厨房间有热水吗(注意:在杭州不是所有的厨房间都有热水。)
4:有净水器吗?滤芯多久换一次?联系哪个品牌更换呢?(有的高级公寓会有净水器,要注意是否需要更换滤芯)
5:有没有渗水和漏水的问题?厨房水槽下方是否有滴水?淋浴房的墙面是否有水渗出?
6:有饮水机吗?桶装水有电话吗?第一次水是否需要House Agent帮忙叫?后续如何叫水知道了吗?(Agent 提供简单的汉语帮助客人自己打电话叫水)
7:抽水马桶冲水是否正常,抽水马桶后边的三角阀是否有漏水
8:电热水器是否有冷凝水?有的话是如何排水的(有的热水器有冷凝水是正常的哦)
9:淋浴房莲蓬头的上下水切换是否正常。莲蓬头是否是固定死位置,还是可以调整高度的。
关于电:
1:总电源开关在哪里?总电源开关是否需要翻译以明确每个开关的具体功能?
2:电表在哪个位置?是否有安装峰谷电表?是否了解峰谷电的电费单价不同,以及峰谷电的时间段?
3:检查所有的灯是否都能打开?特别要注意的是阳台灯和厨房油烟机的灯,如有不亮的灯是否维修还是记录。
关于燃气:
1:燃气灶点火是否正常?
2:燃气灶如何换电池?
3:燃气表在哪里?
4:燃气阀门在哪里 如何开关(与管道平行为开,与管道垂直为关)
关于家用电器:
1:空调制冷制热测试 ,需要用手感受空调往外吹出的空气的温度和强度是否正常。只看到灯亮着不足以证明空调是正常的哦。
2:地暖,需要了解如何打开和关闭地暖,有问题的话如何报修
3:所有遥控器都在吗?都装上电池吗?都可以使用吗?有几个?没有用的遥控器是否可以扔掉?
4:电视机,电视机是否连接了网络,是否连接了网络盒子,信号源切换是哪个按钮?
5:洗衣机是否有干衣功能?如没有的话是否有晾衣架

1:要提醒客户需要到派出所登记。了解具体是哪个派出所。按照政府规定租户需要在24小时之内完成登记。客户可选择自行登记或者用付费的登记服务
2:检查阳台或露台的下水是否通畅,是否有树叶或泥土堵塞
3:所有柜子的柜门开合是否正常,有没有铰链松动的情况。所有抽屉是否都开合正常?
4:是否有电动窗帘,注意遥控器的位置
5:注意地漏是否有臭味,房屋内是否有虫子
